When UK residents think of online estate agents one of the first names they will list is Yopa. Yopa have been around for years but over time the way they work and also their fees have changed. So what do Yopa offer in today’s competitive housing market? Find out in this Yopa Review.

Who Are Yopa?

Yopa have been around since the very early days of online estate agents entering the market. 

Yopa’s slogan is ‘Local in a big way’ and their website is very keen to highlight the personal approach. Those who sell a house through Yopa will be assigned a local Yopa agent. This agent will help and assist you through the sales process with local knowledge and expertise. 

Yopa also state that they sell a house every 12 minutes and that they save sellers an average of £2800.  

The Yopa website says that in the past 12 months more than 12,000 have used Yopa to sell their home. They also state that those who did sell with Yopa achieved over 96% of the asking price on average.

What Do Yopa Offer?

Yopa’s Fees

One very important part of any Yopa Review will be the fees charged and packages on offer.

Yopa only charge a single fixed fee but they offer 3 different ways to pay that fee. It’s worth noting that Yopa’s fees will be higher in some postcodes, especially in or around London. To check if this affects you enter your postcode on this page.

Yopa’s Pay Now Option

The Pay Now option is for those who want the simplicity of knowing their fee has been paid right from the start. There will be nothing to pay after your house has sold.

The current cost for Pay Now Premium is £1399 with a £99 discount on the usual fee of £1498.

Yopa’s Pay Later Option

The Yopa Pay Later option costs the same and includes exactly the same features as the Pay Now option. The only difference is you get the option to pay the fee either in 10 months time or when your house sells, whichever comes first. 

The Pay Later option again gives you a choice of both a Pay Later Core (£999) and Pay Later Premium (£1399) package. These both carry the same benefits as the Pay Now options listed above.

You will be required to pay the fee even if your house doesn’t sell or if you remove it from the market. 

The pay later option does not affect your credit rating and there will be no footprint on your credit report.

No Sale, No Fee Option

Yopa also offer a No Sale, No Fee Premium option with most of the features of the other listing options. The only thing I can see which is missing is the discount on the ‘Scout’ mortgage service. As this option could come at cost to Yopa if your property doesn’t sell, it is likely the cost to sell this way will be higher. For this reason there is no fixed fee listed on the Yopa website. To sell on a No Sale, No Fee basis you will need to contact Yopa for a quote.

The Sales Process

The house sale process with Yopa is as follows…

Step 1: Book a Valuation – The first step is to book a free valuation. A local Yopa agent will visit your home and use their local knowledge to provide you with an accurate valuation. They will also explain how and why they have arrived at that figure.

Step 2: Decide – Once you have your valuation and have met with your local agent, you can then decide whether you would like to proceed using Yopa to sell your house.

Step 3: Choose A Fee Option – If you decide to proceed you can then choose whether you would like to Pay Now, Pay Later or Pay Only If Your House Sells as outlined in the ‘fees’ section of this Yopa Review.

Step 4: Creating an Advert – Once you’ve chosen a fee structure, the local Yopa agent who visited you to value your home will then create an advert for you. This advert will then be placed on major property sales websites including Rightmove, Zoopla, PrimeLocation and others.

Step 5: Start Taking Viewings – You can either host the viewings yourself or ask your Yopa agent to take care of them for you. It’s worth noting that there is an extra fee of £300 (£399 in some London postcodes) if you decide to use your local agent to host your viewings for you. This extra fee covers unlimited viewings. The feedback you receive from these viewings will also be made available to you. This could help you to make any improvements needed to help with the sale.

Step 6: Mortgage and conveyancing help will be made available if required.

Step 7: Time to Sell – Your local Yopa agent will help you to negotiate the best price and see the process though to completion.

It’s encouraging to see that the Yopa Reviews on TrustPilot are largely positive. Yopa achieved a rating of excellent with a score of 4.7 out of 5 stars based on over 15,000 reviews. This is a very impressive score with 87% of reviews giving Yopa the highest rating of ‘Excellent’.
